Meridian’s District at Ten Mile Project Moves Forward With Target, Life Time Fitness Anchor Tenants

A 222-acre mixed-use development near Highway 16 and Interstate 84 in Meridian is advancing after developers closed on the first 100 acres of land, marking a significant milestone for one of the Treasure Valley’s largest commercial projects currently in the pipeline.

Idaho-based Ahlquist, the development firm behind the District at Ten Mile, has secured major retail and fitness anchors for the project, including what the company describes as Idaho’s only Super Target location and a Life Time fitness center flagship concept.

Major Retailers and Dining Options Confirmed

The development has lined up multiple national brands across retail, dining, and hospitality sectors. Ashley Furniture will open a store at the site, while restaurant tenants include Panera Bread, In-N-Out Burger, and Taco Bell. Two hotels—a Hilton and a Hyatt—are planned as part of the commercial mix.

Developer Tommy Ahlquist told local media that negotiations with Target took considerable time to finalize. Construction on the Super Target is expected to begin within the next several months, according to Ahlquist’s statement.

Commercial Space and Residential Units Planned

Beyond retail, the District at Ten Mile will incorporate Class A office space, light industrial buildings, and flexible commercial space designed to accommodate various business types. The project aims to serve as a central business and residential hub in the Treasure Valley.

Approximately 1,800 residential units are planned for the development, including apartments and townhomes. The housing component responds to ongoing population growth across Ada County and the broader Treasure Valley region.

Location and Transportation Access

The development site sits near major transportation corridors at what developers characterize as the geographic center of the Treasure Valley. Proximity to Highway 16 and I-84 provides access to communities across the region.

Ayden Baker, a Meridian resident living near the development site, said the location offers convenience for local residents. The area has seen substantial residential and commercial growth in recent years as Meridian continues expanding westward.

What Comes Next

Groundbreaking is scheduled for May 5, launching what developers describe as a multi-phase construction process. Ahlquist indicated additional announcements about tenants and project details will follow in coming months as construction progresses.

The District at Ten Mile represents one of several large-scale developments underway in Meridian as the city accommodates population growth and business expansion throughout Ada County.
