Construction Begins on 220-Acre District at Ten Mile Development in Meridian
A large-scale commercial and mixed-use project is taking shape near the Ten Mile Interchange in Meridian, Idaho, after developers broke ground on The District at Ten Mile on May 5, 2026. The 220-acre development is expected to reshape the Treasure Valley’s commercial landscape for years to come.
Treasure Valley developer Tommy Ahlquist is leading the project, with McAlvain Cos. Inc. serving as general contractor. The first phase of construction includes two industrial buildings along Interstate 84, a day care center, a Life Time fitness center exceeding 100,000 square feet, and two hotels.
Target Store to Anchor Second Phase
Vertical construction on a 148,000-square-foot Target store is expected to begin in June, with the retailer tentatively set to open in May 2027. The Target will serve as the anchor tenant for the development’s second phase, which is slated to include a wide slate of retail space totaling more than 650,000 square feet overall.
Ahlquist described the vision behind the project at the groundbreaking ceremony. “We have designed and built The District at Meridian around that idea, where people can come and enjoy their work and really enjoy being in Idaho,” he said, adding that the development “will redefine the shape of the Treasure Valley for generations.”
Long-Planned Project Finally Becomes Reality
Meridian Mayor Robert Simison noted at the groundbreaking that planning for development in the Ten Mile area stretches back to 2005 — before the interchange itself was even constructed. The project represents the culmination of more than two decades of community planning and infrastructure investment in one of the Treasure Valley’s fastest-growing corridors.
The third and final phase of The District at Ten Mile will feature a 35-acre lifestyle center drawing inspiration from The Village at Meridian, a popular shopping and entertainment destination already familiar to Ada County residents. Residential components will include up to 400 townhomes, while four industrial buildings will add approximately 230,000 square feet of space for tenants. Additional smaller industrial “flex” buildings are also planned for a later, unspecified date.
